<p><strong>Tennant Application Information</strong></p>
<p>Please note that our office will NOT process any applications unless all information is supplied for each applicant. Please ensure that each applicant completes a separate application form.</p>
<p>Once your application is approved two (2) weeks rent is required to secure the property. This is a non refundable should you change your mind. These monies must be paid in cash, credit card or Australia Post Money Order as no personal cheques are accepted. Until these monies are received the property will continue to be advertised and other applications received and/or approved. Once approved, payment of rent is in one of the following ways, Cheque, Money Order, BPay ($1.25 per transaction), credit card (fees apply).</p>
<p><strong>Rental Department Office Hours</strong></p>
<p>Monday to Friday 8:30 am to 5:00 pm</p>
<p>Saturday 8:30 am to 12:00 pm</p>
<p>Sunday Closed</p>
<p><strong>Processing an Application</strong></p>
<p>In the majority of instances an application is processed the same day providing all referees and the Lessor can be contacted. This process may take longer if referees are unavailable.</p>
<p>Please note that keys to a property are available for collection from Monday to Friday after 10:00 am <span style="text-decoration: underline;">only</span>. Keys will not be issued for commencement of tenancy any other time.</p>
<p><strong>Pets</strong></p>
<p>Prior to the commencement of the tenancy the tenant must provide our office with the original Gold Coast City Council Registration Certificate for each approved pet. Failure to provide this documentation may result in pets not being approved.</p>
<p><strong>Tenancy Information Centre Australia Pty Ltd &#8211; TICA</strong></p>
<p>Professionals Nerang is a member of the Tenancy Information Centre Australia. Please note that all defaulting tenants will be placed on this database and the services of a Debit Collector will be engaged.</p>
<p><strong>Bond Transfers</strong></p>

<p>At the start of each month Landlords receive a fully computerised statement of account. All rental property accounts can be paid on your behalf, including rates, body corporate fees, electricity accounts, maintenance etc. At the end of each Financial Year you will receive an End of Financial Year Statement, for your Accountant.</p>
<p>Payments are then credited to your account by EFT at the end of each month. Mid month transactions are also available for your convenience if required. Lessors also receive a monthly newsletter to keep them up to date with the property investment market.</td>

<p>Professionals Nerang strongly recommends that Landlord Protection Insurance is obtained. Owners are then protected against loss of rent by tenants, should they fall into difficult times. Some policies also cover malicious and / or accidental damage, along with legal liability cover for both the tenant and / or their guests for injury, or other losses on the property. Please find enclosed a brochure from EBM Insurance for your perusal. We also highly recommend that you keep your Contents and Building Insurance policies valid at all times. Insurances on your rental property are tax deductible.</td>

<p>The Form 1a, Entry condition Report  is a valuable document that is completed at the commencement of each new  tenancy. This document is a safeguard to ensure that the property is  returned in the same condition as at the commencement of the tenancy.  Fair wear and tear is accepted. We ensure that a thorough Condition  Report is completed listing all details regarding the fittings and  fixtures.</p>
<p>Tenants have three [3] days to  complete the Form 1a, Entry Condition Report and return it to our  office. A copy is then forwarded to you for your records.</p>

<p>At the start of each month Landlords  receive a fully computerised statement of account. All rental property  accounts can be paid on your behalf, including rates, body corporate  fees, electricity accounts, maintenance etc. At the end of each  Financial Year you will receive an End of Financial Year Statement, for  your Accountant.</p>
<p>Payments are then credited to your  account by EFT at the end of each month. Mid month transactions are also  available for your convenience if required. Lessors also receive a  monthly newsletter to keep them up to date with the property investment  market.</p>

Please find enclosed a brochure from EBM Insurance for your perusal. We also highly recommend that you keep your Contents and Building Insurance policies valid at all times. Insurances on your rental property are tax deductible.<br />
